Find a property in Cuenca without taking a gamble
Buying from abroad is hard because you rarely know whether what you are looking at is real: old photos, a pin dropped by eye, a price with nothing to compare it to. Here is what we do differently, and how we help you find what you are after.
Why it is so hard right now
The map is not telling the truth
Most listings drop an approximate pin, sometimes blocks away from the actual lot. From thousands of miles away, you have no way of knowing until you fly down.
You cannot tell if the price is fair
Without a reference for what a square meter costs in that area, any number looks reasonable. And for a foreigner, the price is often not the same one a local gets.
You do not know who you are talking to
Anyone can post a property. Finding out whether the person answering is a real, licensed agent is harder than it should be.
What we do differently
The real cadastral lot
We draw the actual lot boundary on the map using Cuenca's municipal cadastre. Not a pin — the boundaries. You see exactly where the property starts and ends before you book a flight.
Price per square meter by area
Every neighborhood has its published reference range. You can check what you are being offered against what the area is worth, without taking anyone's word for it.
Verified agents
We check the license and ID of agents who apply for verification. The badge cannot be bought.
Street View on every listing
See the street, the neighbors and how you get there, from wherever you are.
How it works, step by step
This is not a form that lands in an inbox. Here is what happens after you hit send.
- 1
You tell us what you want
Two minutes, no account needed. Property type, area if you already know it, and how much you want to spend. When you send it, WhatsApp opens with your request already written out, so we can keep going right there if you prefer.
- 2
We go look for it with agents in Cuenca
We do not just search what is already listed. We talk to local agents, who almost always have properties that never made it onto any portal. That is the part you cannot do from abroad.
- 3
We send you what we find, with data you can check
Each option comes with the real cadastral lot drawn on the map, the price-per-square-meter range for that area, and Street View of the street. Not just photos: things you can verify yourself.

You decide whether it is worth the trip
If something convinces you, we arrange the visit with the agent. If you are out of the country, it can be done over a video call from inside the property before you buy a plane ticket.
Why we do not charge you
The agent pays, and only if the sale closes: they give us a share of the commission they were already going to earn. You pay nothing to search, nothing for visits, and nothing at signing.
That also explains why we will not push you toward just anything: if we take you to a property that does not fit, we both waste our time and we earn nothing.
And something we owe you
livoW is new. We are still building the catalog, so today you will find few published properties — and we would rather tell you than let you find out on your own. What we can already do is search for you: tell us what you need, we go look for it with agents in Cuenca, and when we find it you will see it here with its real location and verified data.
Searching costs you nothing and commits you to nothing.
Frequently asked questions
- Can a foreigner buy property in Ecuador?
- Yes. Ecuador places no nationality restrictions on buying a home or urban land, and you do not need to be a resident. You will need an Ecuadorian ID or tax number for some follow-up paperwork, and you should have an independent attorney — not the seller's — review the title.
- How much does a house in Cuenca cost?
- It depends heavily on the area. In more affordable neighborhoods the built square meter runs considerably lower than in the most sought-after sectors, and the gap between one neighborhood and the next can be large. On every neighborhood page we publish the reference range per square meter for houses, land and rentals.
- How do I know the property is where they say it is?
- On livoW every property shows the real lot drawn on the map using Cuenca's municipal cadastre data, not an approximate pin. It is the most direct way to verify the boundaries without standing on the land.
- Do you have listings right now?
- Few: the platform is new and we are just getting started. That is exactly why this form exists. Tell us what you are looking for and we will go find it with agents in Cuenca; when it shows up, we publish it here with its real location so you can check it before you travel.
- Does searching cost anything?
- No. Telling us what you are looking for is free and commits you to nothing. If you later close a purchase through the platform, the one paying a commission is the agent, not you.
