Agent Collaborations: Shared Commission (Co-Broke)
One agent lists and offers a % commission; another agent brings the buyer. livoW records the agreement, but payment is direct between you two. Web panel only.

Collaborations lives on the web panel (/panel/colaboraciones). The livoW app doesn't have this feature yet.
Step 1: offer shared commission
When listing or editing a property, you turn on "Share commission" and set the % you offer to whoever brings the buyer. That offer becomes visible to any other agent viewing the listing — as the listing owner, you just see a reminder of your own offer.
Step 2: another agent proposes to collaborate
If you have a buyer interested in another agent's listing that shares commission, you tap "I represent a buyer — collaborate" on that listing's page and can leave a message. That creates a proposal with Proposed status, and it snapshots the % offered at that moment — even if the owner later changes the offered %, your proposal keeps the original number.
Step 3: accept or cancel
Only the agent who listed the property can accept a proposal. Either side can cancel it as long as it isn't closed yet — once it's Closed, it can no longer be cancelled.
Step 4: confirm the closing
When the sale goes through, each agent confirms the closing on their own side from their panel. Only once BOTH have confirmed does the collaboration move to Closed status, standing as a record of the agreement.
livoW doesn't handle the shared-commission money
livoW only records the agreement between agents as a reference — payment of that shared commission happens directly between the two of you. Put the details of the agreement in writing.
All possible statuses
- Proposed — sent, waiting on the listing agent's response.
- Accepted — the listing agent accepted; you coordinate the sale.
- Closed — both agents confirmed the closing.
- Cancelled — either agent cancelled before closing.
Does this replace livoW's commission?
No. Collaborations is an agreement between agents, separate from the commission you pay livoW if you activated Success Mode on that property. They're two independent things that can coexist on the same closing.
