Success Mode and Cashback: How livoW's Commission Works

Everything livoW charges, explained with real numbers: when it kicks in, how much by plan, and how a closing gets reported and paid.

livoW is not a real estate agent, broker, or realtor — it's a technology platform. Your purchase agreement is always between you and your client — livoW is never a party to that negotiation.

Two ways to list

Every property starts in free mode: no commission, no fees, list as many as your plan allows. You decide, property by property, whether to activate Success Mode so it shows the 💵 Cashback badge to buyers.

When does livoW charge?

Only when two conditions are both true: the property has Success Mode on, and the deal closes thanks to a documented contact that came through livoW. If either isn't true, you pay nothing.

Closing window: 12 months

The closing must happen within 12 months of the first contact documented through livoW. Today that window is reviewed by hand by the livoW team for every claim, there's no automatic check — if a specific case worries you, confirm directly with us.

How much does it charge, by plan?

A % of YOUR agent commission — not of the sale price. The better the plan, the lower the %:

Basic Plan — free

  • 25% of your agent commission under Success Mode.
  • Up to 15 active listings, 10 photos each.
  • Map, estimator, leads and basic CRM.
  • Automatic exposure on livoW's own Facebook and Instagram (included on every plan).
  • Email support (72h).

Pro Plan — $9.99/mo

  • 15% of your agent commission under Success Mode.
  • Up to 60 active listings, 25 photos each.
  • Priority in Featured, Pro badge, stats.
  • CRM Pro unlocked: deal value and tags per lead, CSV export.
  • Chat support (4h).

livoW Partner — $19.99/mo (coming soon)

  • Flat fee: 0.35% of the sale price, regardless of your negotiated commission — the better you negotiate, the more you keep.
  • Unlimited listings, 40 photos each.
  • livoW Network: show and sell other Partners' listings even if you didn't list them; the closing is split between both agents.
  • Agent verification ($10) included at no extra cost.
  • Top priority in search and the homepage, advanced stats, early access to new features.

Rentals are calculated differently

For rentals, livoW charges 10% of one month's rent, the same across all three plans — by convention, one month's rent is what agents typically charge as their commission. Example: with $300 monthly rent, livoW charges $30.

A full worked example (sale)

A $200,000 property, with a 3% agent commission ($6,000 total):

  • Basic Plan: livoW charges $1,500 (25% of $6,000) → you keep $4,500.
  • Pro Plan: livoW charges $900 (15% of $6,000) → you keep $5,100.
  • livoW Partner: livoW charges $700 (0.35% of $200,000, flat) → you keep $5,300.

You negotiate your own commission

livoW never gets involved in what you charge your client. It only shares a cut when the closing originated on the platform — and that cut comes out of the SAME commission, not an extra charge.

Why does the buyer get cashback?

Part of the commission you pay livoW goes back to the buyer as cashback — that's what makes your listing stand out in search and sell faster. You don't lose anything extra for it: it's the same commission as always, just with a slice going to the buyer instead of staying with livoW.

How a closing gets reported and paid

  1. The buyer uploads proof (contract or deed) from their account.
  2. livoW verifies the proof and invoices you for your commission based on your plan.
  3. You pay that commission online (secure gateway).
  4. Only then does livoW release the cashback to the buyer.

Nothing gets charged that can't be documented — if a claim doesn't check out, livoW rejects it and nothing happens.

Did you know you can also split commission with another agent?

Besides Success Mode, livoW has an agent-to-agent collaboration system (co-broke, MLS-style): you offer a % to whoever brings the buyer. It's a separate deal, directly between agents — livoW only records it.
