Which neighborhoods fall in each area
Most sought-after
Established (city average)
When livoW has enough comparable properties in the area, the estimator uses those instead of this table. The more is listed in a neighborhood, the more accurate it gets.
How a home's value is worked out
It is the same method an experienced local agent uses, and the one the estimator follows step by step:
- 1
Measure the right thing
For a house or condo, the built area counts, not the lot. For land, the lot. Both are on the deed or on the cadastre map.
- 2
Find similar properties nearby
Same type, within 1.5 km and of similar size (30% either way). Pin the location on the map and the estimator searches right around it.
- 3
Get each one's price per m²
Price divided by area. The middle value is used, not the average, and absurd outliers (typos, misclassified listings) are dropped.
- 4
Correct the asking prices
Listed is not paid: homes in Cuenca sell below asking. So every asking price is lowered 5%. A closed sale, with its real price, counts twice as much as an asking price.
- 5
Adjust for age
Up to 5 years: +6%. 6 to 15 years: no change. 16 to 30: −7%. Over 30: −14%.
- 6
Multiply by your area
The result is a range (low, mid, high), because two houses identical on paper never sell for exactly the same.
An example
A 150 m² house in Misicata, built in 2005. Neighborhood reference: $950 to $1,300 per m², $1,100 in the middle. 150 × $1,100 = $165,000. It is 21 years old, so it is adjusted -7%: a midpoint of about $153,450.
What moves the price up or down
Exact location
A quiet street is not a noisy avenue, and two blocks from a park is not next to a ravine. That is why pinning the spot on the map helps.
Built area versus lot
Building costs from about $680 per m² in Cuenca. A big house on a small lot and a small house on a big lot are valued differently.
Age and condition
Roof, wiring, plumbing, damp. A well-kept 30-year-old house can be worth more than a neglected 15-year-old one.
Finishes and layout
Kitchen, bathrooms and floors are what buyers look at first, along with how many bedrooms have their own bathroom.
Parking, yard and views
In the most sought-after areas, covered parking or an open view makes a difference in price and in how fast a home sells.
Clean paperwork
Up-to-date deeds, approved plans and permitted construction. Without them buyers cannot get a mortgage and the pool of buyers shrinks a lot.
Cadastral value, appraisal and market price
Three different numbers. Mixing them up is the most common pricing mistake:
Cadastral value (avalúo catastral)
Set by the City of Cuenca and printed on the property-tax bill. It is used for taxes, updated every two years, and almost always below what the property would sell for.
Bank appraisal (avalúo comercial)
Done by a certified appraiser when a bank or BIESS is lending. It is the official number for a mortgage.
Market price
What a buyer will pay today. That is what this estimator calculates: it does not replace a bank appraisal, but it tells you whether a price is realistic.
Is the price fair? Advice if you are buying from abroad
Ecuador has no MLS and no public record of sale prices, so the only numbers you will find online are asking prices — and sellers sometimes quote foreigners more. Knowing the per-m² range of the neighborhood is your best defense: if a house is asking well above it, ask why.
The figures on this page are for Cuenca and its parishes. For other cities the method is the same: collect at least five similar listings in the area, get their price per m², take the middle one and lower it 5%. To check a lot's real size, look it up on the cadastre map:
