How to List a Property That Looks Professional on livoW

A complete listing sells itself. This guide walks through each form field and why it's worth filling in.

livoW markets itself as "real prices, real photos" — the more complete your listing, the more trust it builds and the better it ranks against other properties.

1. Real photos, good light

The first photo decides whether someone opens the rest. Shoot during the day with curtains open, and avoid blurry or dark shots. No professional gear needed — a phone in good natural light is enough.

2. Pin the exact cadastre lot

When setting the location on the map, livoW lets you select the real lot from the municipal cadastre — not just an approximate pin. If the area you typed doesn't match the selected lot, the form warns you before publishing; take it seriously, since buyers and other agents see that lot drawn on the property's map.

3. Fill in bedrooms, bathrooms and area

These fields feed the search filters — a listing with no bedroom count won't show up when someone filters by bedrooms, even if it actually has them.

4. Note your reference commission (private)

You can note the % you agreed with your client when you took on the listing. It's yours alone — neither buyers nor other agents see it — and it's a reference for you, since the real commission usually shifts during closing negotiations.

No one but you sees the commission you note. It's a reminder for yourself, not a public property detail.

5. Street View, so buyers trust it before scheduling a visit

Every listing with a location has a button that opens Google Maps Street View right at that spot. Let people walk the block before booking a visit — it cuts down on visits that go nowhere.

6. Decide whether to activate Success Mode

Listing is always free. If you want your property to show the cashback badge and attract more buyers, activate Success Mode — you only pay livoW a commission if the closing originates on the platform.

7. Automatic Facebook and Instagram sharing

When you publish (or move a listing to "Active"), livoW shares it on its own Facebook and Instagram with photos, price and your name as the agent. It's opt-out: uncheck the box on the web form if you don't want this particular listing shared — from the app it's always on by default.

After publishing: boost and verify

Two more ways to gain visibility: pay to boost one specific listing for 30 days, or verify your agent account (once, it applies to all your listings).
